Machine tool manufacturer to move to Stratford from Birmingham and create 20 new jobs

A multinational engineering firm is moving its UK base from Birmingham to Stratford-upon-Avon and creating up to 20 new jobs in the process after Wareing & Company finalised a deal.

GROB Machine Tools UK, which currently employs 20 people, is set to move into the former Building Profiles unit on Timothy’s Bridge Road in Stratford and expand its team once a refurbishment of the site is complete.

The company, originally founded in Germany, manufactures machines used to create components used in a wide variety of sectors, such as automotive, aerospace, medical, and energy.

And after winning a 200 million-Euro contract with a major original equipment manufacturer (OEM), the time was right for the UK branch of the company to move away from its Birmingham base and into bigger premises.

The 14,000 sq ft unit was let to GROB Machine Tools UK after Jonathan Blood, director at  Wareing & Company, completed the deal.

Louis Hill, Managing Director of GROB Machine Tools UK, said: “We had outgrown our base in Birmingham, and we needed a site that not only had a good factory floor, but high-quality office space too.

“We saw there were lots of small units that had this, and lots of incredibly large warehouses, but we needed something that fell somewhere in the middle.

“The unit in Stratford that Wareing & Co promoted ticked all the boxes. It has manufacturing space, office space, and enough space for a showroom where we can bring current and prospective customers to highlight the work we do.

“And staying in the Midlands was key for us – we work across the country and into Ireland too, so having a central base that is easily accessible is very important.

“It’ll also be a nice bonus to be in a town like Stratford with all of its history and charm. GROB Machine Tools UK was originally based in Wellesbourne before it moved to Birmingham, so it’s great to be returning to Warwickshire.

“We’re hoping to be all moved in within a few weeks and we are really excited to start this new chapter in our company’s history.”

Jonathan Blood, director at Wareing & Company added: “GROB Machine Tools had very clear requirements about what it wanted, so it was brilliant to be able to find Louis and the team a site that was perfect for them.

“This deal will bring high-quality jobs into Stratford and ensure a unit that had been occupied in Stratford for a very long time by Building Profiles does not sit empty. We are looking forward to seeing GROB Machine Tools make their mark in Stratford.”

The open plan offices will be the largest available space to rent in Leamington town centre, with floorplates ranging from 3,606 sq ft to 5,651 sq ft, and new lease terms are available on either the whole of the property or on a floor-by-floor basis.

The offices, spread across four floors, will undergo a refurbishment at the beginning of next year and specification is likely to include carpet tile and modern vinyl floor coverings, suspended ceiling with recessed LED lighting, tea point to each suite, two passenger lifts and on-site shower facilities.

It also boasts 72 parking spaces and benefits from Leamington’s great road and rail connections.

Jonathan Blood, Director at Wareing & Company, said: “Imperial Court is an important commercial building in Leamington Spa, with a history of national commercial tenants.

“It’s in a fantastic central location, with modern facilities and great road and rail transport connections to both London and Birmingham, with the added bonus of a great on-site parking ratio.

“The site presents a unique opportunity for growing and ambitious businesses looking to expand their operations within the Midlands.

Leamington music shop to move to bigger premises after Wareing & Co completes deal

A popular music shop in Leamington is marking 36 years of trading with a move to bigger premises.

Presto Music, one of the UK’s premier sources of sheet music, classical and jazz recordings, musical instruments, accessories and music gifts, is relocating to new premises after Wareing & Co successfully completed the deal.

Presto Music opened in 1986 as a specialist classical recording retailer, loved by many and visited by thousands of customers. The store has seen a number of locations – its most recent, 7 Park Street, is where the business has grown into what it is today.

The current shop will close at 1pm on 20 October and, after the move, customers will be able to find the new store at 23 Regent Grove, CV32 4NN, from 24 October.

The new site is a 7,000 sq. ft purpose built location and will continue to stock the wide range of instruments and accessories, recordings, printed music and gifts that music lovers have enjoyed throughout the years, with an expanded range of next-step instruments, specifically curated for the advancing beginner and beyond.

Phyllida Martignetti, Shop Manager of Presto Music, said: “We are so thrilled to be able to offer our very loyal customer base a new, vibrant store in the form of our Regent Grove location. The new store will bring with it expanded instrument ranges, such as Pearl flutes, Yanagisawa saxophones, Blackstar acoustic amplifiers, Faith guitars and several instruments from Conn Selmer, catering for all students and players up to a semi-professional standard, which is incredibly exciting, along with the reintroduction of our events, concerts and album launch series.”

The store will also house a multipurpose space for community focussed events and experiences such as: masterclasses, product launches, demonstrations, workshops, group music lessons and a performance area for album launch events and local concerts. The offices, where the editorial, content and customer experience teams operate, will also be located on the new premises.

The current rental scheme will also be available on a selection of string, woodwind and brass instruments: the perfect solution for those who want to make sure a new instrument is the right one before committing to a purchase.

The store will continue to offer a repair service, carried out by our two experienced instrument technicians working in store, particularly focused on the areas of brass and woodwind.

Jonny Brading, Commercial Director of Presto Music, said: “Our vision is to offer an inclusive, enhanced musical environment for our customers, where they can visit and benefit from our newly created in-house team of instrument specialists. It’s an exciting time to bring something new to the music retail industry.”

Chris O’Reilly, CEO of Presto Music, said: “We believe passionately in the power of music to enrich lives, and are very excited by the opportunities our new expanded store will bring to the people of Warwickshire and indeed the whole Midlands area. We’ll be bringing world class musicians to Leamington Spa to launch their new albums and inspire the next generation.”

Bill Wareing, owner of Wareing & Co, said: “Presto Music has been a key fixture in Leamington for many years now, so it’s brilliant we’ve been able to secure a lease on a great new unit in Regent Grove which is only a short walk away from its former premises. We wish Presto Music every success in its new home.”

Opening hours: Monday to Friday: 9.30am to 5.30pm and Saturday: 9am to 5.30pm.

Wareing & Co offers base in Kenilworth for Ukraine donations pop-up shop

A pop-up shop in Kenilworth taking donations to help refugees fleeing the war in Ukraine has been inundated with items in the space of a few days.

The shop in Talisman Shopping Centre, run by Ukraine Aid Relief Kenilworth, has seen residents and visitors alike donating hundreds of bags full of food, clothes and medicine.

The idea to help in some way came from Kenilworth businessman Doug Leaf and friends who are regulars at The Engine pub in the town – and rapidly grew into something much larger.

The group used their contacts in Kenilworth to secure a collection site at Castle Farm in Kenilworth, but they also needed a site with good footfall too.

Bill Wareing, owner of Wareing & Co, was contacted by Doug, and offered to let the organisation use the old Hays Travel unit as a base for donations.

Doug said: “My friends and I knew we had to try and do something to help the millions affected by the awful events in Ukraine. I’m a father of two, and seeing the suffering of young children on my TV was deeply affecting.

“The appeal was only a small idea to begin with, but my friends and I realised we had the contacts to get a proper operation in place.

“I’ve worked with Bill before and he was able to get us set up in Talisman Shopping Centre in no time at all, which was incredibly helpful.

“We’ve also had help from printers Emmersons Press who produced the banners for us, Coventry Construction Ltd who provided us with pallets and packaging, and removal firm Squab have helped us move the donations from the Talisman shop to Castle Farm where they will later be collected and taken to the front line. It’s been a real team effort.

“And it’s just been touching to see how well Kenilworth has responded to the appeal in such a short amount of time. We’ve had tonnes of donations. It’s just so heartening.

“The appeal’s success is testament not only to the businesses that helped set it up, but the desire of Kenilworth residents to help the Ukrainian people.”

Bill added: “When Doug got in touch I knew the unit in Talisman Shopping Centre would be perfect for the appeal due to its high footfall.

“We were able to sort out the details very quickly, and they were set up in the shop in just a few days.

“And although we knew Kenilworth was a generous town, we have been blown away by the number of donations so far. We are glad to have played a small part in making the appeal a success, and we hope the donations keep coming in.”

Hugo Hawkings, chief executive of Talisman Shopping Centre developers Discovery Properties, said: “We were only too happy to help Ukraine Aid Relief Kenilworth move in when we heard about its appeal.

“Kenilworth has responded brilliantly in just a short space of time, which is incredible to see. We hope the shop will go some way to helping everyone affected by the horrible conflict in Ukraine.”

Doug is encouraging anyone wishing to donate to prioritise medical items and toiletries like nappies, shampoo, painkillers and first aid kits when they donate.

A full list of recommended items can be found on the group’s Facebook page at https://www.facebook.com/UkraineAidReliefKenilworth

To donate, visit the store at 23 Talisman Shopping Centre between 10am and 4pm Monday to Saturday.

New pet supply shop opening in Kenilworth to set tails wagging

The opening of a new independent pet supply shop in Kenilworth is set to get tails wagging all over the town.

‘It’s a Dog’s World and Friends’ will be opening on Saturday, April 9 in Talisman Shopping Centre at the old Charles Ager unit by former Kenilworth School pupil and animal-lover Lauren McDonnell, from Baginton.

The shop will feature all sorts of products for a variety of pets, including homemade toys and cakes for pets made by Lauren herself.

Lauren, 24, had originally worked in a pet shop in Cheylesmore in Coventry, and found her entrepreneurial streak during the first lockdown in 2020 when she baked cakes for dogs and sold them online under the name ‘It’s a Dog-Eat-Cake World’.

An owner of two dachshunds, Rex and Rolo, Lauren knew there was a good market for homemade pet products, especially when so many people bought a pet during the pandemic.

She then branched out into making further items for dogs with her sister business ‘It’s a Dog’s World’. Both proved to be very successful.

With her experience at the pet shop in Cheylesmore and business success under her belt, Lauren decided to take the plunge and open her first shop in Kenilworth – for all pets rather than just dogs.

She said: “I’ve loved pets all my life – I’ve owned just about every animal you can think of – and my work in a pet shop made me realise just how much I’d like to run one of my own.

“I had looked at places in Leamington and Warwick to open it, but I’m a bit of a home bird, so Kenilworth was the place where I really wanted to open my first shop.”

Property agents Wareing & Co marketed the unit and were able to complete the deal quickly for Lauren.

“I started looking just before Christmas 2021 and found the unit in Talisman Shopping Centre for sale. I knew not long after viewing it that it was the right place for my business,” she said.

“Wareing & Co were brilliant to deal with. They ensured all the paperwork was sorted quickly so I could get on with fitting out the store.

“Kenilworth is such a friendly place, and the residents really love to support independent businesses. I’ve already had support from passers-by and other businesses in Talisman as I’ve been getting my shop ready for opening.

“I’ve made sure there’ll be plenty of room in the shop for people to visit with their pets, and I’ll be looking forward to getting to know Kenilworth’s wonderful pets over the coming months – as well as their owners of course!”

Bill Wareing, founder of Wareing & Co, added: “Talisman is a fantastic site with plenty of regular footfall, and Kenilworth is home to plenty of animal-lovers, so we think Lauren’s business will get off to a flying start.

“As a dog-owner myself, I’ll certainly be popping in to take a look at the products and treats for sale at the shop.”

New steak restaurant opening in Leamington highlights town’s resilience

A new steak restaurant has opened in Leamington Spa following a £500,000 investment – and highlights the resilience of the town according to Wareing & Co owner Bill Wareing.

Middletons Steakhouse & Grill has just opened a new restaurant in the former Gusto unit on Regent Court, bringing 35 full and part-time jobs into the area.

The restaurant will be able to serve 190 covers, and features an outdoor area for al fresco dining in the warmer months.

And Bill Wareing, owner of Wareing and Co which marketed the unit, believes this deal shows of the strength of the sector in Leamington despite the challenges posed by Covid-19.

He said: “Middletons Steakhouse & Grill opening in Regent Court is yet another example of how well Leamington, and in particular Regent Court, has weathered the storm of Covid-19 and is coming back strong.

“The restaurants at Regent Court have been managed very well by landlord Columbia Threadneedle, and as such are now in a great position to take advantage of the recovering economy.

“Top restaurant brands such as Middletons moving to Leamington is a sign that the economy is getting back on track, which is brilliant news.

“We are also in talks with new food and beverage tenants to move into the former Jaeger unit as well, showing further confidence in Regent Court and the town.

“We’re looking forward to seeing Middletons move in and we’re confident they will have great success at Regent Court.”

The Leamington restaurant is Middletons’ ninth after opening its first near King’s Lynn, Norfolk, in 2011, and its first in the West Midlands region.

Stephen Hutton, managing director of Middletons Steakhouse & Grill, added: “We’re so excited to bring Middletons to Leamington Spa.

“It’s a beautiful town and has a thriving dining scene that we wanted to be part of. It aids our expansion plans across the Midlands and we can’t wait to open our doors later this month.

“It’s been a difficult time for hospitality with all the restrictions during the pandemic. But we’ve managed to take our business into Cambridge and now Leamington Spa and I think our survival and progress is due to the strength of the brand and what it offers. It’s all underpinned by a sensible and sustainable expansion model.”

Wasps star co-launches Leamington fitness studio after Wareing & Co advised on location

Wasps player Ben Harris is co-launching a new personalised fitness studio in Leamington after going into business with a successful gym owner.

The 31-year-old prop – who helped the Black and Golds to a second-place finish in last season’s Gallagher Premiership – is behind a new joint venture called Studio Worx, which is offering members one-to-one and group-based training programmes.

The fitness studio – which is creating eight jobs – will be based on Livery Street in Regent Court, and is set to open its doors in January after finalising a ten-year lease with Wareing & Company.

Ben is opening the studio alongside experienced entrepreneur and gym-goer Jack Gibson, who has launched five of his own gyms over the last seven years under the Fitness Worx brand, which has a presence in Kenilworth, Warwick, Southam, Bidford and Shrewsbury.

And despite the success of Jack’s gym empire – which now has more than 1,000 memberships combined – the 30-year-old is keen to stress that the Leamington studio will be adopting a different approach.

Jack said: “Unlike Fitness Worx, our Leamington base won’t be a gym, but more of a place where our members can come to embark on their own body transformation programme, under the guidance of a qualified fitness instructor.

“We will have space for up to 120 members to embark on their own physical journey – whether it is losing body fat, building body strength, improving cardiovascular fitness or a combination.

“I’ve become good friends with Ben as we both go to the gym together in Kenilworth – and when I suggested the concept of a boutique style fitness studio he was really supportive of it.

“The idea for Studio Worx came about because I’d noticed that a lot more people wanted the benefits of going to a gym that had a private feel about it – and our concept for Leamington has been vindicated so far, as we have had 80 sign-ups ahead of launching.”

For Ben, Studio Worx provides a welcome challenge away from the pitch in preparation for life after rugby.

Ben added: “I have always wanted to open a gym, and in Jack I have the ideal business partner to learn from and make this a success.

“Lockdown gave us the time to press ahead with developing our plans, and it soon became apparent that there was a gap in the market for a smaller high street-based fitness destination which you see quite often in bigger cities such as London.

“I’m really excited to get the business up and running, and it will certainly help me to prepare for later life when I eventually decide to retire from elite level rugby.”

Jonathan Blood, of Wareing & Company, helped Ben and Jack to find a suitable location for their business, and believes Studio Worx’s impending arrival is coup for Leamington.

He added: “Variety is key to the success of any town centre, and Studio Worx provides that with a different approach to fitness.

“Memberships for the studio are growing already, which will boost footfall into the town centre which will hopefully have a positive knock-on effect for neighbouring businesses.”

Iconic Stratford building sold in multi-million-pound deal

An iconic office building in Stratford-upon-Avon has been sold in a multi-million-pound deal.

The Crown Buildings, which occupies a prominent location just off the Alcester Road and is situated next to the Morrisons Supermarket, has been sold to established Midlands-based property developer BPG.

The two-storey, 17,000 sq ft office building, which sits on 1.3 acres of land, was previously home to the local HMRC Tax Office but has more recently been occupied by Stratford College, Avon Support and the town’s Job Centre.

John Southall, of BPG, said: “We are delighted to have completed on the purchase of the Crown Buildings in Stratford-upon-Avon.

“Our plans for the site include retirement housing or care home development amongst other ideas.

“The purchase was funded from cash resources within the Group and we continue to seek similar sites.”

Wareing & Company and Bampton Satchwell Bull (BSB) acted jointly on the sale on behalf of Mapeley Estates.

Jonathan Blood, of Wareing & Company, added: “Crown Buildings is just around the corner from where the first phase of Stratford’s Canal Quarter development is taking place, and just further down the road from the already successful Arden Quarter development – so I am sure BPG’s future plans will no doubt complement the regeneration of the area.”

Andrew Bull, of BSB, commented: “Seeing investment at this level – despite the difficult economic backdrop we are operating in – is an encouraging sign for the future across various sectors, and hopefully deals of this nature can attract further inward investment into the town.”
