A key part of a major industrial estate is being re-born thanks to a £1 million investment.
Stratford-based Chase Commercial has bought Budbrooke Point in Warwick and is spending more than £500,000 to improve the development and attract companies.
The five industrial units located just off the A46 and M40, was previously owned and occupied by Canadian company SPI Distribution (Europe) which had possession of all 35,000 sq ft.
Chase is now marketing the unit as a whole or divided into individual industrial/warehouse units which start at 6,984 sq ft.
Julian Meredith, a director of Chase, said the investment reflected the confidence the firm had in the product, the market and the area.
“There are not many developers speculatively bringing projects to the market but we see this as a real opportunity,” he said.
“The Budbrooke Road industrial estate is renowned as a well positioned, successful development and Budbrooke Point occupies a prime spot.
“Our investment will bring it up to a high specification which coupled with the shortage of new space in the area means we have the confidence to make a sizeable investment.
“There is a thriving industrial scene in the area and that combined with the location close to the road network makes the property an attractive proposition.”
Budbrooke Road is home to around 50 businesses in a varied range of sectors.
Meredith added: “Developments like this are hotbeds of the local economy because of the diversity of the companies they are home to. There are numerous local SMEs as well as international companies.
“The comprehensive refurbishment being undertaken which includes a total cosmetic improvement, replacement wall-cladding and a new roof, will make the units suitable for a whole range of companies and will pump a considerable amount of money into the economy.”
The units, which range from 6,984 sq ft to 7,146 sq ft, feature an eaves height of 5.6 metres, five level access doors and vehicles parking.
